cash (or funds) available for distribution (CAD or FAD)

A REIT's ability to make cash and to administer dividends to its shareholders. This measurement is determined by subtracting nonrecurring expenditures from a REIT's FFO, on top of subtracting normalized recurring real estate-related expenditures and other non-cash items.
